Urbanistická situace řešeného území

The long-abandoned railway premises around Prague-Bubny railway station are unique among Prague's brownfields thanks to their location in close proximity to the city center. (Of the transformation areas, only Masaryk railway station is closer to the center of Prague.) Today, due to the extensive area of the railway station, the area is impermeable and prevents the natural connection of two lively quarters – Letná and Holešovice. The opinion regarding the transformation of Bubny has been developing for several decades - besides the challenging traffic situation, the division of the area among a number of owners has complicated the process. Last year, Prague commissioned a detailed planning study from Pelčák and Partner Architects and Thomas Müller Ivan Reimann Architekten to help align the intentions of the individual owners with the needs of the city.

The new Bubny-Zátory district should become home for up to 25,000 people in 11,000 apartments. The main residential part will be in the southern half of the site with building heights of approximately six to eight stories. (Parts of Smíchov and Vinohrady from the early 20th century have similar numbers of stories.) In the northern part of the site, apartments will be supplemented by office buildings that may reach 18 to 21 stories in some places. An estimated 29,000 new jobs will be created. In the center of the site, a central park with an area of six hectares will be created as the green "heart" of the new district, which, in addition to offering sports and recreational activities, will connect the Vltava riverbank with Výstaviště and Stromovka. In terms of transport, the new district will feature excellent connections to the metro, trams, pedestrian and cycling routes, and even the railway which, far from disappearing from the area, will see its importance increase thanks to the modernization of the Prague-Kladno line and the creation of a new connection between the city center and Prague Airport. The architectural symbols of the new district will be two important cultural monuments - the Memorial of Silence in the former train station building, commemorating the violent history of the 20th century, and the project for the Vltava Philharmonic, which will be based on the winning design by the BIG architectural studio from 2022.
