This study was prepared as a follow-up to the urban planning study “Concept Study for the Sustainable Development of the Modernist Structure of Písnice–Libušská,” prepared by the Pavel Hnilička Architects+Planners studio in 2018.

This study represents the next step toward implementing the ideas outlined, primarily concerning the central part of the housing estate. We divide the overall revitalization and development of the area surrounding the future Písnice Metro D line station into two phases, based on how their implementation depends on the actual construction of the new station.

The projects for the Písnice Housing Estate—Center fall under Phase 1, which we view as independent of the Metro D line project but which, in the medium term, can kickstart the transformation of this area. We also include here projects for the construction of residential buildings on Výletní Street and Na Okruhu Street.

For the new development, we propose defining urban blocks that will help unify the area into a single whole. At the edges of the housing estate, where tall prefabricated apartment buildings adjoin small single-family homes, we propose introducing a transitional scale for the new development to create a more natural gradient.

By extending the Modřanská Ravine into the center of the housing estate and connecting it to the central park, we will create a green space that will strengthen the relationship between the housing estate and the surrounding nature. This will provide residents with a pleasant living environment characterized by tranquility and greenery, with an emphasis on access to sports and recreational activities, as well as beautiful views. The newly emerging landscape boundary between the Písnice housing estate and Stará Písnice will further expand the area’s recreational potential.

In the center of the housing estate, we propose a square of local significance that will primarily serve its residents and, with its more intimate character, complement Písnice Square. Thanks to its location at the metro station, Náměstí Písnice will naturally become a bustling and central public space for the district. These two squares will be connected by tree-lined streets and a central park, providing a pleasant and spatially varied backdrop for daily life.

The anticipated development around the Písnice metro station will bring greater functional diversity to the area, creating a vibrant city that will not become deserted during the day but, on the contrary, will provide a welcoming place to live for various demographic and social groups 24 hours a day. Around these public spaces, we propose vibrant ground-floor retail areas that will offer a variety of shops and commercial services and enhance the area’s appeal. A fully-fledged, vibrant urban center will emerge, bringing quality commercial services right to residents’ doorsteps so that housing estate residents are not forced to commute for basic services. At the same time, it will attract visitors from the surrounding area and create places for people to gather.

Connecting the area to the city center via a metro line will significantly reduce travel distances. The construction of a park-and-ride facility on the edge of the area will alleviate the current burden of through traffic, while also supporting the accessibility of suburban and city buses. Residents of the housing estate will thus have a variety of public transportation options within walking distance for both short- and long-distance travel.
