The current character of the area around Poděbradská Street—stretching from the intersection with Freyova Street on the west side to Průmyslová Street on the east side—is defined primarily by its functional and architectural diversity. Poděbradská Street is the fundamental and indisputable axis of the area; given its width and the tram line running along it, it has the character of a future urban boulevard. On both sides of this axis lies the original industrial and commercial development, which is currently being gradually supplemented by various new constructions, renovations, and larger-scale interventions, serving commercial, residential, or office functions.

The development design is based on the concept of respecting the street frontage along Poděbradská Street and the character of the narrow, long lots. The five-story section of the building on the northern side of the lot along Poděbradská Street provides space for commercial use on the ground floor and for offices on the upper floors. The building of the same height on the opposite side of the lot, by contrast, will offer 13 residential units. Both sections of the building are connected at the center by a linking block. This four-story block provides accommodation units and a rooftop lounge area serving the residents of the entire complex. On both sides of the connecting structure, an open courtyard is created; on the eastern side, due to the location of the ramp, it is more functional, while on the western side it is intended for leisure, with anticipated use by tenants on the ground floor of the building. Both courtyards are connected by a passageway in the southern half of the central structure. Ample parking is planned beneath the entire building to meet the needs of the newly proposed project.

The facade’s material composition also reflects the building’s historical context and the diversity of the surrounding area. From north to south, individual sections of the building feature brick cladding, corrugated metal, and textured stucco.
