The investor’s brief calls for the renovation of the existing prefabricated buildings and, at the same time, a change in their function from a hotel complex to a residential complex. The proposed concept for the residential complex consists of four separate, self-contained buildings housing residential units. The structures of all the buildings are connected by an underground parking deck, the roof of which is at the ground floor level of all buildings. The space between the buildings is designed primarily as a semi-private area for residents. The apartments located on the ground floor feature private front gardens.

The design calls for preserving the existing structure with only minor modifications. The existing connecting building D will be replaced by a new four-story residential building. Furthermore, buildings B and C will be raised by one story, which is set back from the facade line. The most significant intervention in the existing urban fabric is the change to the street profile of Mrkvičkova Street. Visitor parking spaces and front gardens are proposed here, which will eliminate the existing sidewalk adjacent to the building in question. The main entrance to the complex is located in the same position as it is today.

The overall appearance of the prefabricated buildings will be enhanced with new balconies and materials that will alter their current form. At ground level, a brick base is proposed; together with the recessed first floor, this creates an archetypal facade structure that is lacking in prefabricated buildings. The following elements are used as the primary design features that define the architectural and unifying character of the buildings: brick bands, plaster in two shades, cladding materials, and gabion walls.
