The area around Winston Churchill Square in Žižkov has been undergoing rapid development in recent years, and we are pleased that, after endless years of obtaining permits, we can do our part—by renovating and expanding the three apartment buildings at Seifertova Street 11, 13, and 15.

The existing buildings are being supplemented with single-story extensions to mitigate the height disparity with the significantly taller neighboring structures and to create a terraced roofline typical of Žižkov. The city block is thus naturally complemented in response to the slope of Seifertova Street.

The structural modifications to the courtyard section of building No. 15 are based on the existing condition, where the courtyard wing and the building facing the street are of equal height. As part of the new architectural design of the courtyard wing, the proposal replaces the gable roof with a recessed floor and adds an extension in the northernmost section.

In the courtyard, a covered garage shared by all three buildings is created on the first floor, within the scope of the existing courtyard structures, which are in poor technical condition. Front gardens for the second-floor apartments are created on the unified roof of the garage. A comprehensive system of retaining walls and concrete staircases connecting the individual levels is supplemented, on the site of the existing warehouse, by a two-story loft study.

The design seeks to articulate the facades in such a way that the individual buildings can be distinguished from one another, thereby reinforcing the natural rhythm of the apartment buildings in the area. The courtyard facades of buildings 11 and 13 are complemented by glass-enclosed elevator shafts and balconies, while the open galleries of building No. 15 are restored to their original form and utilized as living spaces for the adjacent residential units.

In total, across all three buildings, 75 residential units and 6 non-residential units on the ground floor are proposed within 3,600 m² of usable floor area.
