The site for the construction of a new residential complex is located in a rapidly developing part of Prague 9, on the southern edge of Poděbradská Street, and is the former “Tesla Hloubětín” complex. The brief for the design of the new residential buildings was to create high-quality, affordable family housing within a pleasant and modern development. In designing the basic structure, the architects took two main urban planning principles into account.

First, they designed blocks that respect the street line of Poděbradská Street, thereby creating a vibrant urban ground level with shops and commercial services on the first floor. This enclosure from the north also allows for the creation of a tranquil inner courtyard with a more open and airy layout and abundant greenery. An important part of the design is the creation of a pleasant rhythm along Poděbradská Street through the alternation of taller and shorter buildings set perpendicular to the street frontage.

The second principle concerned the size of the city block and its scale. Instead of a single “superblock,” the design proposes two blocks on the site of the former Tesla factory, divided in the middle by a new street. This street forms the imaginary center of both blocks, creating a small plaza with space for a work of art in the middle. This artwork should thematically tie into the history of the site and help new residents identify more closely with their residential neighborhood.

A central linear park winds through both blocks, creating a very pleasant space for both residents of the new development and all visitors. In addition to greenery, the park should also provide spaces for active recreation for all age groups (a playground for young children, a play area for older children, fitness equipment for adults, pétanque, etc.).
